Brief: Chaplin Farrant were engaged to design a scheme for 32 no. affordable dwellings, comprising a range of 2 and 3 bed houses. The site historically benefitted from full planning approval for 29 open market dwellings, so there was a complex planning process to vary the existing consent and obtain approval for the 3 no. further dwellings.
 
Design: The client brief required an efficient layout with a minimal number of house types to maximise efficiency and reduce costs. House types were deliberately designed to be narrower than 4.8m wide to enable the ability for off-site modular timber frame construction.
 
Chaplin Farrant liaised with specialist modular sub-contractors to ensure the house types were within design limits and would maximise the efficiency of the modules(avoiding the need for unnecessary splitting of units.)
 
Status: The scheme started construction in March 2018 with an anticipated 18 month build programme.
